Home Photo Package  $255.00

This package of high quality photos includes:

All interior, exterior, and neighborhood amenities (if available),  Photoshop - 15 minutes of retouching to include Sky Replacement (if needed), Lawn Enhancement, and limited Image Retouching.  A set of high resolution ad-ready images and a set of images optimized for the MLS and Social Media.  A Slide Show, customizable to include listing and marketing information, a street map to the home, plus your branding. A great tool for social media and direct marketing! NEW Expanded Copyright Release - Protects your investment by allowing you to transfer images to the homeowner or another agent if the home does not sell. For no additional cost, we include a floor plan that would sell for $49 of the home. We can include dimensions and square footages or just the floor plan, your choice. (optional upgrades available)

ADU or On-Site Additional Building(s)  $65.00

If you have an additional living space such as a VRBO rental above the garage or something like a horse facility with a barn, arena, multiple stalls, round pen, etc., this would be the Add On feature for you. These types of homes or facilities require a fair amount of additional photography. We offer this add on at a discounted price when we can do this photography at the same time as the main home, making sure to get all your property has to offer.

Flexible Basic Service  $155.00

No compromises in the quality of our work, just some limitations and the need for flexibility so we can offer you 20 photographs at a HUGE discount! This requires the home to be unoccupied with access via a garage code, manual lockbox, or hidden key so we are not meeting anyone. You are able to select the day and time, however, arrival will be within +/- 90 minutes to coincide with the photographer’s assignments/route that day. Photoshop work is still done but a bit more limited. This package is perfect for the home that truly does not need much in the way of photography, has smaller square footage, and may have limited to no amenities. We still include a floor plan with room dimensions.

Commercial Photography  $210.00

You will see that most of our photography services revolve around Real Estate.  We have deep experience in Commercial Photography as well.  This would be described as business spaces, restaurants, office buildings, medical facilities, etc.  The packaging of photography for this is different but simple.  Our Commercial Photography Package includes up to 60 minutes of our time for interior/exterior photography and includes as many photographs as we take during that time.  The more prepared the space is for us, the more you get for your money.  By example an office complex of 3000 SF could provide 40 or more interior/exterior images for that one hour time.  If more time is needed, we price it out in 15 minute increments after the first hour.  No floor plan is included for this service.

Aerial Still Photography  $110.00

Aerial still photography of the home showing the home and adjacent property along with higher elevation images showing the proximity of the home to the area. FAA limits elevation for these flights so we are limited to homes lots and parcels up to approx. 5 acres. Due to proximity of homes to airports and air traffic patterns, the FAA can enforce limitations or prevent us from launching. We review the home location for known challenges but ultimately the FAA has the control over when we can and cannot fly. Approx. 8 to 10 images provided. If your needs are just a few aerial images to add to a photo package, check out our Limited Aerial Package for a $35 savings.

Land Photography $145.00

Needing to market a piece of land? We can accommodate lots from a tiny 1/10 acre waterfront lot to a mountain-side view parcel of 5 or more acres. We combine both ground photographs to show the view or special features with aerial photography showing the surrounding area and with enough details, we can add red property lines showing the approximate boundaries and  even include nearby amenities, labeled for you.

We offer a combination of several aerial images to show the views and surrounding area with several ground images showing the land, views if present and amenities such as a well head, driveway, building site, etc.

We cannot quote the exact number of images as every property is unique but 10 to 15 is average. If your parcel requires more due to its features or the land is large and we are having to take additional time to hike around, just provide us with the additional details and we can create a special quote just for you. If the land is a development with multiple parcels, get us the details and we will work out a quote just for this.

Limited Aerial Still Photography  $75.00

Sometimes you just need a few aerial images to show where a home is located and the neighborhood proximity. This service gets the drone up in the air and we provide five images from a reduced elevation, typically around 125 feet. From there we shoot one image straight down as in a satellite view, then flying a 360 degree pattern from a few hundred feet away, we photograph the property facing North, South, East and West so you can see the surrounding area. Yes, a limited amount of images but at a limited price, making this an affordable option.

VRBO - AirBnB - ADU $220.00

Photography for short term rentals has unique needs, marketing with more of an emotive approach, revealing the character of a home or space and the experience of staying there. Our approach to photography, packaging and even issues of copyright creates an alignment with homeowners looking to market their rental spaces. Whether is is a single room above a garage space or a waterfront luxury home we have deep experience. Here are the particulars:

VRBO allows up to 50 images on their site and AirBNB allows up to 100 however both of them caution that quality trumps quantity and you are better off with 10 high quality images than 50 so-so images. With this in mind we provide approximately 30 high quality images. Depending on the size of the space this might be a bit less for small studio sized units and more for larger spaces. We don't really count as we shoot. We photograph the compelling elements and photograph all that we see that will convey the space.

Traditionally, photographers retain the copyright to their images and you can only use images for a limited amount of time before they have to be relicensed (for a fee). We bypass this practice and license the images for your perpetual use as long as you own the property with no additional fees.

Virtual Dusk/Sunset  $23.00

One of the most impactful images is a dusk/sunset image of the home. Doing this in "real-time" creates numerous challenges and due to a second trip to the home in the evening, is quite expensive. With this option, when we are photographing your home, we take specific exterior images of the home and stir in some magic dust within Photoshop to give the home that warm glow under the look of the setting sun with much more control and lower expense. We select the best view based on angles, windows and exterior lighting. You can have us apply this to just a single image or multiple images, depending on your need and budget.

Dusk/Sunset Photo Package  $190.00

Look in any magazine that features homes and you will see impactful Sunset images where the house takes on a transparent look with a golden glow from the inside combined with an exterior sunset. This service must be verified by the photographer as not all homes will benefit from this. A separate trip to the home is required at just before dusk. Typically providing 3 to 4 images as shooting time is very limited. (60 minute allowance)

Floor Plan merged with Interior Stills  $45.00

After selecting your photography package, this add-on service blends the floor plan together with the interior still images for further engagement with the viewer.  The floor plan shows the actual camera position and direction the camera was pointing to take that specific image.  No more guessing for the viewer of what and where an image is in the home.  Completely interactive so the viewer can move anywhere in the home with the click of the mouse.

Exterior Photographs Only  $125.00

Sometimes you just need refreshed exterior photographs. Has the house been repainted or new landscaping installed? Are the seasons changing? This is the package to choose. We the home’s exterior and include amenities such as water features, recreational areas and special landscaping. The quantity of photographs will vary greatly based on the number of home/property special features to be highlighted.

Ala Carte Pricing  $12.00 each image, 5 image minimum

Sometimes there has been an update in a home interior such as a new paint color in a couple of bedrooms or a bathroom remodel. You need just a few photographs, not an entire reshoot. Maybe on the exterior a water feature has been added or a new deck built? Again, you just need a few photographs to update. This would be a good option for this. The photography is priced out at $12.00 per photograph with a 5 image minimum. Order as many as you need and provide a detailed description in the notes of each image desired so we can make certain to provide exactly what you need.

Interior Photographs Only  $135.00

Has the listing been recently remodeled, painted, professionally staged, new carpeting installed, or you want to wait for a change in seasons before doing the exteriors? This is the package to choose. We cannot quote how many photographs we will provide, but be assured we will capture the home and highlight its features to give you great marketing images. We also include a 2D floor plan with dimensions to enhance this value.

Virtual Staging  $32.00

Sometimes people need a "nudge" to help them see what a room could look like. Here is where Virtual Staging provides a valuable service. Nationally, we find pricing for this to run from $15 to $85 per image. It all comes down to quality. The easiest approach to ordering is just to let us know before the photography is done, what room(s) you want Virtually Staged and we will take the style and character of the home into consideration in selecting just the right furnishings to make the room shine and deliver these at the same overnight time with the other images from the photography. You can take a more hands on approach and wait until you see our finished photography and then pick which specific image(s) you want Virtually Staged. As we do our editing work "after hours", the Virtually Staged images will be available the following morning. Should you desire to have a number of rooms Virtually Staged, we offer a 20% discount for 5 or more rooms. (We add the discount code after the photography, while we are doing our editing)

Matterport 3D Imaging for Real Estate Listings  $0.10/ square foot (ex: a 2000 SF home would be $200.00)

Matterport is the gold standard when it comes to the 3D walkthrough for a home. From the exclusive "Doll House" view showing all floors and how they interact with each other to the client being able to not only walk through the home at their own pace but even being able to activate the "ruler" function to take measurements  of any space within the home for planning purposes, this type of imaging is without equal for allowing someone to experience a home without setting foot inside.  The imaging is hosted in the Matterport Cloud where we include the $39.00 fee for the first year of access.  If you desire additional time, you can extend the usage for $39.00 for each additional year but we can address this after the first year.  This service can be ordered by itself or combined with other services.  As mentioned in the title, it is priced at $0.10/SF.  Once an order is submitted, we will calculate the cost and manually add it into the invoice.  For larger homes, we will need to extend the 90 minute allowed time.  For contractors, we are seeing an increasing use for this service mid-construction, prior to the sheetrock and insulation being installed.  It provides dimensionally accurate images to where wiring, plumbing and HVAC are installed, which can be a lifesaver should something need to be found or addressed after it is all covered up.

3D Rendered Walk-Through Video with Virtual Staging  $193.00

Working from the floor plan we have created for your home, we apply a large dose of magic to create a unique “finished home” walk-through video. We eliminate all existing furniture including clutter and even removing moving or construction debris. We then virtually stage the home with furniture that complements the style of the home. With all of that magic done, we then create a walk-through video rendering of the home, taking the viewer on tour through the home revealing what it “could” look like. All of this is set to music background. Compared to an actual video, this service is a huge cost saving and when you factor in the Virtual Staging of the entire home, this presentation has no equal. .Head over to our website, https://www.lorenmedia for a real example of this fantastic service. Of note here, our turnaround time for all of our work is 24 hours however the amount of computer work for this video rendering is significant and takes an additional 24 hours for delivery. Any other photography work we are doing for this home is delivered overnight and it is only the rendered video that takes an extra 24 hours.
