The unbranded tour is MLS compliant.
NEW Expanded Copyright Release which protects your investment by allowing you to transfer images to the homeowner or another agent if the home does not sell.

Flexible Basic Service: $155.00
No compromises in the quality of our work, just some limitations and the need for flexibility so we can offer you 20 photographs at a HUGE discount! This requires the home to be unoccupied with access via a garage code, manual lockbox, or hidden key so we are not meeting anyone. You are able to select the day and time, however, arrival will be within +/- 90 minutes to coincide with the photographer’s assignments/route that day. Photoshop work is still done but a bit more limited. This package is perfect for the home that truly does not need much in the way of photography, has smaller square footage, and may have limited to no amenities. We still include a floor plan with room dimensions.
Aerial Still Photography: $110.00
Aerial still photography of the home showing the home and adjacent property along with higher elevation images showing the proximity of the home to the surrounding area. Due to FAA elevation limits, we are only able to capture aerial images of vacant parcels or homes on acreage up to approx. 5 acres. If a home or property is in close proximity to airports and air traffic patterns, the FAA can enforce limitations by overriding our drown and preventing its launch. We review the property location for known challenges but ultimately the FAA has control over where we are able to fly. Includes approx. 8 to 10 images. Limited Aerial Still Photography: $75.00
Sometimes you need only a few aerial images to show a home’s position in a given neighborhood. We will provide five images from a reduced elevation, typically around 125 feet. We will capture one straight down image, similar to a satellite view. We then fly a 360 degree pattern from a few hundred feet away photographing the property from North, South, East and West angles to show the surrounding area. Yes, a limited amount of images, BUT at a limited price, making this an affordable option.
Virtual Dusk/Sunset: $23.00
One of the most impactful images is a dusk/sunset image of the home. Doing this in "real-time" creates numerous challenges and due to a second trip to the home in the evening is much more expensive. With the virtual option, while we are already photographing your home, we take some additional specific exterior images of the home. We then apply advanced editing techniques creating a striking image where inside lighting spills out through the windows with a golden glow. Exterior lighting is highlighted and dusk colors and other enhancements are added to the sky. Even a single “golden hour” image creates an emotional appeal drawing viewers to the home making it well worth the small investment whether you desire one or more. You can have us apply this to just a single image or multiple images, depending on your need and budget.
3D Rendered Walk-Through Video with Virtual Staging: $193.00
Working from the floor plan we have created for your home, we apply extensive, advanced editing techniques to create a unique “finished home” walk-through video. All existing furniture, clutter, moving boxes or even construction debris is removed. We then virtually stage the home with complimentary styled furniture, preparing it for the final step of creating a walk-through video rendering of the home set to a music background. Taking the viewer on tour through the home, this tool provides the opportunity to see the homes potential look and feel. Compared to an actual video, this service is a huge cost saving and when you factor in the Virtual Staging of the entire home, this presentation has no equal. This marketing tool is significantly less expensive than conventional walk-through videography which also reveals everything within the home in “as-is” condition, but when factoring in the added Virtual Staging, this presentation has no equal. Return to our website, for a real example of this fantastic service. Of note here, while the turnaround time for all of our work is 24 hours, due to the significant amount of computer work for this video rendering we require an additional 24 hours for delivery of the video. Any other photography work we are doing for this home is still delivered overnight.
Floor Plan Deluxe Combination: $81.00
Using the basic complimentary floor plan we create the 3D look for improved engagement. Adding colors and textures to the floor plan that will approximate the color scheme in the home, then we add virtual furniture with a similar look to complete the package. Individually, these services would total well over $100. We, however, are offering the combination to at a great savings, making it available for only $81.00.
Virtual Staging: $32.00
Sometimes people need a "nudge" to help them see what a room could look like. Here is where Virtual Staging provides a valuable service. Nationally, we find pricing for this to run from $15 to $85 per image. It all comes down to quality. The easiest approach to ordering is just to let us know before the photography is done, what room(s) you want Virtually Staged and we will take the style and character of the home into consideration in selecting just the right furnishings to make the room shine and deliver these at the same overnight time with the other images from the photography. You can take a more hands on approach and wait until you see our finished photography and then pick which specific image(s) you want Virtually Staged. As we do our editing work "after hours", the Virtually Staged images will be available the following morning. Should you desire to have a number of rooms Virtually Staged, we offer a 20% discount for 5 or more rooms..
ADU or On-Site Additional Building(s): $65.00
If you have an additional living space such as a VRBO rental above the garage or something like a horse facility with a barn, arena, multiple stalls, round pen, etc., this would be the Add On feature for you. These types of homes or facilities require a fair amount of additional photography. Making sure we capture all your property has to offer, we provide this add on at a discounted price when photographing the main home during the same photo session.
Exterior Photographs Only: $125.00
Sometimes you just need refreshed exterior photographs. Has the house been repainted or new landscaping installed? Are the seasons changing? This is the package to choose. We the home’s exterior and include amenities such as water features, recreational areas and special landscaping. The quantity of photographs will vary greatly based on the number of home/property special features to be highlighted.
Interior Photographs Only: $135.00
Has the listing been recently remodeled, painted, professionally staged, new carpeting installed, or you want to wait for a change in seasons before doing the exteriors? This is the package to choose. We cannot quote how many photographs we will provide, but be assured we will capture the home and highlight its features to give you great marketing images. We also include a 2D floor plan with dimensions to enhance this value.
Matterport 3D Imaging: $0.10/ square foot (ex: a 2000 SF home would be $200.00)
Matterport is the gold standard for providing a 3D walkthrough experience as well as interactive tools. A "Doll House" view shows all floors and rooms in relationship to one another, their position in the home and the flow between them. The model can be rotated to see every aspect from every angle. Viewers can activate the "ruler" function to take measurements of any space within the home for planning purposes. This type of imaging is without equal AND especially important for out of town viewers, allowing them to experience and measure a home for its suitability without setting foot inside. Hosting is in the Matterport Cloud and we pay the $39.00 fee for the first year of access. Should you need to extend the usage after the first year, just contact us to pay $39.00 for another year of access. This service can be ordered by itself or combined with other services. Once you submit your request for this service, we will calculate the cost at $0.10/SF and manually add it into the invoice. While 90 minutes is standard for this service, larger homes will require extending the allowed time. You can estimate approximately 30 min./1,000SF.
Contractors; we are seeing an increasing use for this service mid-construction, prior to the sheetrock and insulation being installed. It provides dimensionally accurate images documenting the location of wiring, plumbing and HVAC installation, which can be vital in the event something needs to be found and addressed after it is buttoned up.
