Scheduling an Appointment

There are few things to consider when selecting an appointment. 

  • The Position of the Home -  No matter how lovely the home and landscaping may be, the results are compromised if photographed at the wrong time of day. The simplest method to  determine the best combination of light and shadows is to imagine yourself with your back to the front door of the home. If you are facing EAST, schedule in the morning. Facing WEST, schedule in the afternoon. If facing SOUTH, morning or mid afternoon is best. Just avoid a noon appointment. 

  • The Forecasted Weather - Grey and gloomy weather is no problem as we will do sky replacement. It is impossible to “chase” the weather to capture the perfect day. If you cancel your scheduled appointment, it may be a number of days before we can get back out due to other scheduled photo shoots. 

  • Timing - Construction, painting, crew and other service provider delays are common. If the service provider says they should be done by 2:00pm, it is unwise to schedule us for 3:00pm that day. If we arrive and work is not finished, we will have to reschedule. Please allow for delays and the extra time needed for things to be right and ready.  

When you schedule an appointment, the selected day and time slot is immediately reserved . We then review your request to verify there are no “Red Flags” that would compromise the shoot getting back to you as quickly as possible to confirm your request.

Floor Plan = Game Plan

According to Rightmove, click-through rates increase by 52% when a floor plan is added to a listing.  We see so much value to this service, we have decided to include a basic floor plan as shown below for every photography package at no additional cost! A floor plan provides a clear, bird’s-eye view of the home and help buyers grasp the relationship between rooms, how they connect and their sizes, and how they connect in a way that photos alone cannot. By including a floor plan, potential Buyers will know immediately if homes layout will work for their specific needs and preferences. This saves your Sellers from accommodating showings and needless disappointments and saves your time as well. 

The style of floor plan shown below is included with every home we photograph.  You can choose a plan with or without room dimensions.

Increase the engagement

Taking our floor plan to the next level, we integrate the floor plan with the interior still images into a single visual that allows the viewer to see where the photographs were taken in the home and what direction the camera was pointing. Commercial Photography Services

When our photography business started decades ago, our roots were in Commercial Photography. This is a catch-all of corporate advertising, marketing, public relations and print advertising. Though most of our website would seem to indicate our specialty is Real Estate, it comes from a background of Architectural and Commercial Photography where we still actively operate. Whether you run a mom and pop business making wooden toys out of your garage or a corporate giant, the need for compelling marketing images is the same. Virtually Rendered Video Walk-through with Virtual Staging

An elevated level marketing tool combining both a virtually rendered 3D walk-through video with virtually staged furniture for an unequaled viewer experience and multiple advantages for you.  This marketing tool is significantly less expensive than conventional walk-through videography which also reveals everything within the home in “as-is” condition including clutter, unattractive decor, or uninviting emptiness.  Through advanced digital editing, all detracting elements are eliminated dramatically improving the home’s presentation.  Adding to the overall ambience, the video is accompanied by soft background music.   

Virtual Staging Advantages

Not everyone has the ability to “see potential” in an unfurnished home. Virtual Staging overcomes this problem, elevates your marketing, and helps your target audience see possibility.  when ordering this service, two options are available . One choice is to review the photos delivered to you via our overnight service.  Select which of these images you would like Virtually Staged. and send us that information. We will apply our digital editing techniques to add furnishings to the image(s) and deliver these to you the following day. To expedite the process and allow you to market the property without delays, let us know on the day of the photoshoot which rooms you want Virtually Staged and these images will be delivered to you overnight with the other photographs of the home.  Please view the examples below to see how this tool can enhance your marketing. 

Land Photography

Needing to market a piece of land? We can accommodate lots from a tiny 1/10 acre waterfront lot to a mountain-side view parcel of 5 or more acres. We combine both ground photographs to show the view or special features with aerial photography showing the surrounding area and with enough details, we can add red property lines showing the approximate boundaries and  even include nearby amenities, labeled for you.

 FAQs

  • Declutter, minimize and pay attention to details. Are there lights burned out? Has all evidence of animals, such as food and water dishes been hidden? To assist in the details, we have provided a checklist. Click here to access.

  • With every home, there is an optimal time of day for photography, based on the position or arc of the sun. We have a program that tracks this arc so we can predict where light and shadows will be. For a simple approach to this, if you were to stand at the front door of the home with your back to the door, what direction are you facing? If you are facing to the East, you would want an AM shoot. If you are facing South, either morning or afternoon will work well but just avoid the noon hour. If you are facing West, it would be best to do the photography in the afternoon. If you are facing North, unfortunately the sun will not strike the front of the home so just avoid the noon hour so the camera is not looking directly into the sun.

  • Prior to the Photographer arriving, turn on every light in the home. Floor lamps, table lamps, anything with a lightbulb should be turned on. Remove shoes and coats from the entry. Remove any vehicles from the driveway. Hide any evidence of an animal in the home like food and water bowls. If there are things that you will not want in the photographs, please remove them and place them in closets or the garage. The Photographer will do their best work if there is nobody in the home. If the homeowner cannot leave as in they work from home. Plan on staying in your “home office” during the shoot and the photographer will photograph your office last.

  • It is best if, prior to the photographer arriving, any pets are secured in the garage, taken on a walk or maybe placed in a vehicle. Animals by nature are curious and with a stranger in the home, like the Photographer, they have a tendency to walk into pictures being taken. Some people are adverse to animals so you will want to make sure to eliminate any evidence of animals such as food and water bowls, scratching posts, etc.

  • This is a new concept that we have put in motion. The originator of any photograph is granted by the US Copyright Office with the copyright or ownership of the image. Typically, within Real Estate, this copyright is passed on to the Agent for the life of the listing. When the listing expires, so does the licensing and use of the image. On occasion, a listing will be cancelled or the listing will expire without the home being sold. In that case, all of the expenses incurred by the Agent, including the investment of photography expires. In an effort to potentially protect the photography investment, with our new approach, the Agent retains the right for usage after the listing expires for an additional one year so they are free to share the images (yes, this can mean sell) to another Agent or even provide a copy of the images to the homeowner.

  • For every home we photograph, we provide a Slideshow Tour of the home for use in Social Media or any other outreach for your marketing. We provide you with both a branded link and an unbranded MLS link. This provides extra mileage to the photography of the home that is as simple as a copy and paste of the link. We see a lot of use of this in Facebook and direct email marketing. Take a look at an example of this home we did for a very successful agent.
